Assistant Maintenance Supervisor
Assists the Maintenance Supervisor in completing all work required in running the assigned property or properties in Jacksonville, FL. Assists the Maintenance Supervisor and Community Manager in leading the team of maintenance technicians and porters while performing all duties in accordance with company operating policies with an optimistic approach and positive attitude.
Duties & Responsibilities:
- Motivate the team by leading by example
- Schedule employees and vendors in cooperation with Maintenance Supervisor and Community Manager
- Participate and lead the weekly safety meetings and enforce all safety protocols without exception
- Recognize employees that excel and participate in the progressive discipline process when employees fail to meet minimum expectations or act in a manner that jeopardizes the community, company, or others.
- Perform turnover work in vacant apartments (paint, clean, maintenance items, etc.)
- Manage and delegate work order requests received via electronic system in conjunction with the maintenance supervisor
- Ensure all work order requests are completed in a timely manner including plumbing, heating, electrical, HVAC, carpentry, key & lock, painting, landscaping, roofing, glass/window screen repair & replacement, appliance repair, etc.
- Maintain curb appeal daily by removing all trash, inspecting sprinkler lines, and maintaining weed control
- Inspect and maintain all community amenities daily ensuring safety and cleanliness.
- Respond to emergency calls in accordance with work order priority system (including evenings, weekends, and holidays)
- Assist with and ensure compliance of existing preventative maintenance programs.
- Assist with and participate in the moving of supplies, parts, appliances, HVAC equipment, glass, equipment, tools, etc.
- Assist with and participate in snow/debris removal operation
- Place approved supplies orders and manage inventory
- Assist with and participate in maintaining the pool and associated equipment (if applicable)
- Proactively eliminate waste and assist in budget spending controls
- Notify supervisors of any known or potential liability risks as soon as they become known
- Adhere to all Landings Real Estate Group policies and procedures and all government regulations such as Fair Housing and American with Disabilities Act
- Any other items the Maintenance Supervisor, Community Manager, or senior management may require including assisting other communities, if requested
While performing the duties of this job the employee is regularly required to walk, stand, stoop, kneel, bend, crouch, lift equipment, use hands to fingers, reach with arms and hands, handle objects, tools, and equipment.
Qualifications:
- Valid driver's license and reliable transportation
- High school diploma or equivalent required
- Ability to maintain confidentiality and build the trust and respect of supervisors and subordinates
- Adaptable to frequent changes to an otherwise planned schedule, recognizing these changes are inherent in the field of work and industry in general.
- Minimum of 2 years of multi-family maintenance, construction, or trade (plumbing, HVAC, electrical, carpentry, etc.) experience preferred
- Prior successful management/leadership experience preferred.
- Ability to efficiently navigate and utilize smart phone technology
- Strong interpersonal skills
- Positive attitude, highly organized, and energetic
- Ability to speak and communicate effectively
- Strong customer service orientation
- Ability to read and interpret documents
