Senior Community Manager

Overview

Reporting directly to the Regional Manager, the selected candidate will be joining a purposeful team of dynamic visionaries who think creatively to produce extraordinary results. The selected candidate will be responsible for leading and directing the growing operations of our Saddle Brook Landings apartment community.

In this highly visible leadership role, the selected candidate will be spearheading decisions that impact people, property operations and property valuation. This professional's focus must inspire the team to higher levels of performance, creating wow moments, exemplifying pride and passion, while exhibiting exemplary resident service values and integrity for our internal and external stakeholders. Success in growing and improving the team every day, a demonstrated work ethic, sense of integrity and collaboration are all evaluated and rewarded in this leadership role.

LREG Senior Managers are responsible for closely partnering with the Community Manager when managing escalated resident/employee issues, marketing the property, motivating their team, driving financial performance, and crisis management. Financial management acumen and leadership need to ensure revenue and profitability is achieved. A Senior Manager's utmost responsibility is to maintain a cohesive team environment while operating the property at the highest standards.

  • Maintain property in the most efficient and profitable manner possible, consistent with the goals and objectives of the company and owner(s).
  • Be responsive and receptive to owners' needs, goals, and objectives.
  • Lead and supervise a team consisting of a community manager, leasing/marketing personnel and maintenance personnel.

Provide the team with leadership and supervision which serves to motivate them to effectively perform.

  • Deliver supportive guidance, knowledge, training, and best practices to bolster Community Manager skill set, preparing him/her for the next leadership role in the company.
  • Identify areas of professional development of Community Manager and, in collaboration with Regional Manager and COO, set strategic goals and measurables for achieving optimal targeted performance results.
  • Establish and maintain relationships with colleagues in other departments within the Company.
  • Ensure compliance with all fair housing laws.
  • Enforce resident screening guidelines and ensure compliance with such from all applicants.
  • Follow procedures outlined in lease agreement for late rent collections and work with landlord and tenant attorney to process evictions timely.
  • Improve Net Operating Income (NOI) through revenue maximization and expense controls while maintaining the physical asset.
  • Recommend changes to rents and fees in accordance with market changes.
  • Review and analyze monthly financial statements.
  • Assist in the preparation and development of annual property management operating budget.
  • Supervise, monitor, and process accounts payable including posting, coding, and approving all site invoices.
  • Examine all contracts for goods and services. Authorize contracts in accordance with Company policies and procedures and in accordance with budgetary guidelines.
  • Enforce compliance with purchasing policies and ensure team is aware of purchasing authorities and budgets.
  • Manage contractors that have been engaged for services and ensure compliance with vendor contracts for both service and pricing.
  • Review capital expenditure needs and bring to the attention of supervisor for additional direction.
  • Develop yearly sales/marketing plan. Accurately prepare and convey all operational and financial data to the COO in a timely manner working in partnership with other members of the team.
  • Oversee the daily marketing/leasing/customer service effort to ensure maximum potential is reached.
  • Ensure that all property website postings/listings are up to date and current.
  • Assist with employee selection when hiring, employee training, coaching, employee evaluations, creation of employee performance improvement plans, preparation of written warnings, employee termination, and implementation of all other employment decisions for employees with a direct report in accordance with human resource policies and procedures and guidance from supervisor all in accordance with the law.
  • Maintain superior customer service standards. Work with staff to promptly respond to resident requests and work with residents and staff to minimize and resolve resident issues and complaints. Follow through to ensure issues are resolved.
  • Implement or direct implementation of all policies and procedures as outlined in the company policies and procedures manual. Ensure compliance by employees supervised, as necessary.
  • Inspect community first impression items daily, such as signage, grounds, office, model appearance if applicable, to ensure a positive impression is made.
  • Ensure that all show units are inspected daily.
  • Share ideas that could improve property performance, increase property value, and add to brand management.

Understand, analyze, and evaluate all monthly financial statements.

  • Ensure compliance and enforcement of all safety rules and regulations.
  • Provide quality judgment to reduce legal, liability, physical, and safety risks. Contact supervisor immediately regarding any potential liability or loss concerns.
  • Conduct timely investigation, preparation, and reporting in accordance with Company policy on all incidents/accidents, claims, and emergency situations.

Qualifications:

  • Minimum of 3 years' experience in conventional/market rate on site property management at a community with no less than, and preferably more than, 250 apartments.
  • Bachelors degree (preferred).
  • Valid driver's license and reliable transportation.
  • Demonstrated expertise of fair housing and local laws.
  • Strong knowledge of landlord/tenant laws.
  • Management experience must include the management of a team of employees consisting of leasing and/or marketing specialists and maintenance personnel.
  • Experience with Yardi Voyager Property and Asset Management software preferred.
  • Proficient in Microsoft Office 365 including professional e-mail correspondence and Excel.
  • Experience with DocuSign.
  • Familiarity with social media outlets and modern technology.
  • Availability to work some weekends and holidays if staffing requires such.
  • Ability to travel to the corporate office as necessary is required.

Training/Licensing:

  • Fair Housing Certificate preferred.
  • A professional designation of Certified Property Manager (CPM), Registered Apartment Manager (RAM), Accredited Residential Manager (ARM) or similar industry designation is respected.
  • Participation in Grace Hill training program

Skills and Experience:

  • Respected leader by peers and superiors.
  • Extensive demonstrated experience in property management required or multi-property manager experience preferred.
  • Successful history leasing apartments and lease renewal management.
  • Maximization of rent collections and experience with eviction procedures.
  • Proven record managing budgets and increasing net operating income.
  • Outstanding communication skills demonstrating verbal and written expression, active listening, and ability to maintain and advance interpersonal relationships.
  • High level of self-control under difficult or emergency situations, crisis management experience.
  • Ability to successfully negotiate vendor contracts.
  • Exceptional skills in the management and motivation of people.
  • Strong administrative and organizational skills.
  • Strong time management skills and the ability to prioritize effectively.
  • Solid understanding of sales and marketing concepts and the ability to develop, implement, and evaluate marketing plans.
  • Knowledge of on-site maintenance requirements including working with vendors and contractors.
